Plots, kothis and flats are now listed on our website. What each listing shows, how to compare price per gaj, what "Papers checked" means, and how to see what a house on that plot would cost.
Plots, kothis and flats are now on the website
Until this month, the properties we had for sale moved only through WhatsApp forwards and phone calls. From this week they are on one page: Properties. Plots first, then houses (kothis), then flats, each with its asking price, size, facing and the papers we have seen. Everything on this page is a property we are handling ourselves; nothing is scraped from portals.
This article explains how to read a listing so that you can compare two plots in five minutes, and what to ask before you visit.
What every listing shows
- Asking price, and for plots the price per sq yd (one sq yd is one gaj). For houses and flats an indicative monthly EMI is shown instead.
- Size, dimensions, facing and road width for plots; bedrooms, floors and size for houses and flats. Where we have not confirmed a detail it says On request rather than a guess.
- Photos or drawings. A listing goes up only with at least 3 images. For plots these are drawn site plans and an illustration of the plot, labelled as illustrations; they are not photographs. Houses show photographs when the owner has given them; until then the sheet says so.
- Papers: the documents we have seen for that property, and which ones are still on request.
- Status. A booked or sold property stays visible for 30 days with that label, so a link you saved last week does not simply vanish; after that it is removed.
Price per gaj: the number to compare
Two plots in the same sector with different asking prices are not comparable until you divide by size. A 100 sq yd plot at ₹40 lakh is ₹40,000 per gaj; a 120 sq yd plot at ₹50.4 lakh is ₹42,000 per gaj. The second plot is 26% more expensive in total but only 5% more per gaj, which may be explained by a corner position, a wider road or two sides open. Position, road width and facing all move the rate in Kharar, so compare per-gaj prices only between plots of a similar position.
Use the Any budget and Any size filters to narrow the list, then sort by price. The budget and size bands are built from what is currently listed, so the options always match real properties.
What "Papers checked" means
A green Papers checked by Taqdeer label appears only when we have seen all three of these documents for the property:
- Registered sale deed
- Fard/Jamabandi with mutation
- Non-encumbrance certificate or search report
It means we have seen them and they are consistent with what the seller says. It is not a legal opinion, and it does not replace your own verification. Before you pay a token amount, have the originals checked by your lawyer and confirm the current entries with the tehsil office. Listings without the label are still genuine; the owner has simply not yet shared one or more of these papers, and the listing says which ones are on request.
For GMADA-approved sectors there are extra points on allotment letters and transfer permissions; see GMADA plot rules in Punjab.
What a house on that plot would cost
Most people who look at a plot are really pricing a house. Each plot listing therefore has a Build cost link, and the detail view shows a Build on this plot range. Both use the same rate card as our construction cost calculator, with these stated assumptions:
- ground coverage of 70% of the plot,
- 2 floors,
- the Standard finish tier at ₹2,400 - 2,900 per sq ft of covered area.
For a 100 sq yd plot that gives 1,260 sq ft of covered area and a construction range of ₹30.2 lakh to ₹36.5 lakh. Add the plot price and you have the first honest figure for a finished house. Open the calculator from the listing to change the finish or the number of floors; the plot size is carried across for you.
The range is for construction only. A turnkey quotation does not include:
- Interiors beyond the quotation (wardrobes, modular kitchen unless quoted, furniture)
- Boundary wall and gate, unless quoted
- Government approval fees and water/electricity connection charges
- Plot levelling, demolition of existing structures and soil testing
- GST
Rates were reviewed on 2026-09-24. Coverage limits depend on the authority and the plot, so confirm with your architect before you plan the floors. For a longer worked example see the cost to build on a 200 sq yd plot.
For buyers abroad
Every listing has a currency converter under the price, with live rates for USD, GBP, CAD, AUD, EUR and AED. Houses and flats also show an indicative EMI, calculated as a loan of 80% of the price, 8.5% a year, 20 years; plots show no EMI because plot loans differ from bank to bank. Video calls scheduled in your time zone, and photo and video updates on whatsapp at each construction stage once construction starts.
How to enquire, and how to keep a shortlist
Tap Ask about this on any listing. The form asks for your name, your mobile number and what you want: full details, a site visit, a video call, or to discuss the price. We reply during office hours (IST). If the form cannot reach us for any reason, it offers to send the same enquiry on WhatsApp instead.
The heart on each card saves the listing to a shortlist on your phone. Nothing is sent to us until you choose to enquire, so you can compare in peace.
Before you visit
- Note the price per gaj and the position, and compare it with two other plots in the same sector.
- Read the Papers section and list what is still on request.
- Open the build cost from the listing and settle the total you are actually working towards.
- Then book a visit, or a video walk-through if you are abroad.
Browse the current plots, houses and flats, or discuss your project if you already own the plot and want a quotation.
