Cost to build a house on a 200 sq yd plot

"How much will my house cost?" depends on three numbers: how much you build (the covered area), the finish you choose, and the extras that are not in a construction rate. This guide works through one realistic example so you can redo it for your own plot. For your exact figures, use the budget planner.

Step 1: Plot area to square feet

Plots in Tricity are sold in square yards; construction is priced in square feet. One square yard is 9 square feet.

• Plot: 200 sq yd × 9 = 1,800 sq ft

Step 2: How much of the plot you can cover

You cannot build over the whole plot. The approving authority sets how much of it the ground floor may cover, and the figure depends on the authority, the zone and the plot size. For this example we assume 70%; your architect confirms the real figure from the rules that apply to your plot (see plot rules).

• Ground floor: 1,800 × 0.7 = 1,260 sq ft

Step 3: Floors

With a ground and first floor of the same size:

• Covered area: 1,260 × 2 = 2,520 sq ft

This covered area is what a per-sq-ft rate is applied to. How balconies, the stair cover (mumty) and porches are counted should be written in your quotation.

Step 4: Apply the rate for your finish

Our rates are per sq ft of covered area, materials and labour included, GST extra, for turnkey contracts:

So a two-storey house on a 200 sq yd plot in the Standard finish comes to roughly ₹60.5 lakh to ₹73.1 lakh for construction.

Step 5: Add what a construction rate does not cover

These are extra and should appear as separate lines, or be clearly excluded, in any quotation you compare:

• Interiors beyond the quotation (wardrobes, modular kitchen unless quoted, furniture)
• Boundary wall and gate, unless quoted
• Government approval fees and water/electricity connection charges
• Plot levelling, demolition of existing structures and soil testing
• GST

What moves the number up or down

• Covered area matters most: every extra 100 sq ft adds ₹2.4 to 2.9 lakh at the Standard rate.
• Finish: flooring, bathroom fittings, doors, windows and paint are where tiers differ.
• Basement or stilt parking adds structure and waterproofing work.
• Changes during construction: any change of scope or material is priced and approved by you in writing before work proceeds.
