What a Turnkey Construction Quotation Includes (and What It Does Not)

What a turnkey quotation should include

"Turnkey" means one contract covers materials and labour from foundation to handover. Two turnkey quotes at the same rate per sq ft can still be very different, so the details matter more than the headline number.

What should be inside the rate

A turnkey quotation should state, for the covered area it prices:

• Structure: foundation, RCC frame, slabs, brick or block walls, plaster
• Roof and waterproofing
• Electrical wiring, switches and points as per the quotation
• Plumbing, water supply and drainage lines as per the quotation
• Flooring, doors, windows and paint to the finish level you choose
• Bathroom and kitchen fittings named by brand or with a stated allowance

If a line says only "premium fittings" or "good quality", ask for the brand or the allowance in rupees. Our quotations come with a specification sheet for this reason.

What is usually extra

With us, and with most builders, these are outside the per-sq-ft rate unless the quotation says otherwise:

• Interiors beyond the quotation (wardrobes, modular kitchen unless quoted, furniture)
• Boundary wall and gate, unless quoted
• Government approval fees and water/electricity connection charges
• Plot levelling, demolition of existing structures and soil testing
• GST

Checklist for comparing two quotations

1. Same area? Check both quote the same covered area and count balconies, stair cover and porches the same way.
2. Same finish? Compare flooring, fittings, doors and windows line by line, not by tier name.
3. Allowances in rupees? An allowance per sq ft or per item lets you see what an upgrade will cost.
4. Payment schedule? Stage-wise payments against milestones; the schedule is set out in your contract.
5. Timeline? The construction timeline depends on plot size, floors and finish, and is written into your contract.
6. Changes? Any change of scope or material is priced and approved by you in writing before work proceeds.
7. Updates? Photo and video updates on WhatsApp at each construction stage.
8. Warranty? Warranty terms, if any, are stated in your contract; ask what it covers and for how long.
9. Who does specialist work? Drawings, structural design and approvals should name who prepares them.

A low rate is not always cheaper

A lower rate often comes from a smaller covered area, a lower finish, or items moved into "extras". Put both quotations on the same covered area and the same specification before deciding.
